How the long-term rental exemption works
Maui County taxes a home rented to a long-term tenant at a much lower rate than a second home or vacation rental. It also takes up to $200,000 off its taxable value. Here's how to qualify:
1. Lease for 12 months or longer to the same tenant. Six-month and month-to-month leases don't qualify. The tenant can't be an owner of the property.
2. Have the tenant in place on January 1. The home must be occupied by the long-term tenant on January 1 of the assessment year.
3. File form DFT-466 by December 31. Attach a copy of the signed lease. The lower rate starts with the following July tax bill.
4. Re-file when the lease turns over. For a lease longer than one year, the County grants one year at a time. After that, you re-file unless the lease ends after September 30 of a later assessment year.
FY2026-27 rates (per $1,000 of taxable value):
Long-term rental: $2.90 up to $1.5M · $5.00 up to $3M · $8.50 above
Non-owner-occupied: $6.25 up to $1M · $9.00 up to $2.5M · $17.00 above
Vacation rental (TVR-STRH): $13.00 up to $900K · $15.00 up to $3M · $17.00 above

Frequently asked questions
Where does the rent range come from?
From what comparable homes we manage have actually leased for in your area (South Maui, Upcountry, North Shore or Central), for the same home type and number of bedrooms. Where we have only a few comparable leases, we also use current public long-term listings in the same area. Where the evidence is too thin, we'll price your home personally instead of guessing. A detailed analysis needs a property manager to see your home in person.
I have a house and an ohana. How does that work?
Tell us about both. You'll see a rent range for the main house, one for the ohana, and a combined monthly total. For property tax, one 12+ month long-term lease on either the house or the ohana qualifies the parcel for the long-term rental exemption (one per parcel, up to $200,000) and the long-term rental rate, as long as neither unit is rented short-term. If you live in one and rent the other, the property stays owner-occupied and the long-term rental exemption is $100,000.
Why do you ask for my contact details first?
So a real person on our team can follow up and offer a free in-person visit. Your estimate appears on screen as soon as you submit, and we never sell or share your details.
Where do I find my assessed value?
It's on your County of Maui tax bill or assessment notice. You can also search your address on qPublic (https://qpublic.schneidercorp.com/Application.aspx?App=MauiCountyHI&PageType=Search). If you leave it blank, we'll look it up when we reach out.
I live on the mainland. Can you still help?
Yes. Most of our owners live off-island. Hawaii law (HRS §521-43(f)) requires an owner who lives out of state or on another island to name an on-island agent in the rental agreement, and we fill that role every day.
Can I still make the December 31 deadline?
Only if a 12-month lease is signed and the tenant has moved in by January 1. It's tight, but sometimes possible. If not, the same deadline comes around every December, and the analysis is still worth doing.
What if I live in the home now?
Choose "I live here now, but I'm moving" in the form. Once you move out, the home would normally be taxed as non-owner-occupied. The estimate shows the difference a long-term lease could make.
What does this cost? Am I signing up for anything?
The analysis is free, with no obligation. If you decide to work with us, we'll walk you through our management agreement and fees in writing first.
