Condos, houses and ʻohana units
Kihei's rentals are a mix of condos and single-family homes, and each needs a slightly different approach:
- Condos in the complexes along South Kihei Road and mauka of it. We follow each association's rules and coordinate with its managing agent when a new lease needs anything.
- Single-family homes in Kihei's residential neighborhoods, from the beach side of town to the slopes above Piʻilani Highway.
- Homes with an ʻohana unit leased together or as two separate rentals, depending on the property.
- Townhomes in planned communities with their own association rules.

Property tax
Kihei condos can qualify for a lower tax rate
If your Kihei home or condo isn't your primary residence, leasing it to the same tenant for 12 months or longer can move it into Maui County's Long-Term Rental tax class. That can mean a lower tax rate and up to $200,000 off its taxable value.
Condo owners often ask whether their building's zoning rules them out. The County says a single condo unit can qualify for the $200,000 exemption regardless of the building's zoning. The claim form, DFT-466, is due by December 31, 2026 for the 2027 assessment year.

Do you have an office in Kihei?
Yes. We're at 1325 S Kihei Rd, Suite 220, Monday to Friday, 8 AM to 4 PM. Our second office is in Pukalani.
Will you work with my condo association?
Yes. We follow the association's house rules and coordinate with it, or its managing agent, on anything a new lease needs.
Can you rent my house and ʻohana separately?
Yes, if the property is set up for it. We can lease the main house and the ʻohana together or as two separate rentals, and we'll recommend whichever suits your property.
My Kihei condo sits empty part of the year. Can you help?
Yes. Home Care covers inspections twice a month, deliveries and minor repairs while you're away, from $540/mo for a condo or $780/mo for a house, plus GET.
Can I switch to MPM from my current manager?
Yes. We review your current contract with you and handle the whole transition.
