Wailea and Makena homes are often second homes: lived in for part of the year and empty for the rest. MPM looks after both sides of that. Home Care keeps the house inspected, maintained and ready while you're away, and Long-Term Rental Management takes over if you decide to lease it to a full-time tenant.
Our nearest office is in Kihei, a short drive north, and the property manager assigned to your home lives locally and works with South Maui vendors.

Home Care
How Home Care works around your visits
- While you're awayDocumented inside-and-out inspections twice a month, with photos and notes in your owner portal.
- Day to dayWe're your emergency contact. We meet deliveries and coordinate pool, landscaping, solar and minor repairs.
- Before you arriveTell us your dates in the portal. We inspect, clean and do your personal shopping so the home is ready.
- After you leaveDeparture cleaning and inspection, then the home goes back on its regular inspection schedule.

The owners live here most of the year. We maintain the home and schedule its on-property vendors, and when they're away we run vacancy inspections covering 87 points of reference.

Makena Road
The owners use the home 3 to 6 months a year. Each vacancy inspection documents 126 points of reference, and we prepare the home and do the personal shopping before they arrive.

Property tax
Leasing a higher-value home? Check the rate tiers
Maui County taxes in tiers, so the class your home sits in matters more as its value rises. For FY2026–27, per $1,000 of net taxable value:

If the home isn't your primary residence and you lease it to one tenant for at least 12 months, it can move into the Long-Term Rental class, with up to $200,000 off its taxable value. It's meant for homes with a full-time tenant, so it doesn't apply while you're still using the home yourself.

Wailea and Makena questions
Can you get the house ready before we arrive?
Yes. Send us your dates through your owner portal. We do a pre-arrival inspection, cleaning and personal shopping, and a departure clean and inspection after you leave.
Can you work with our current pool, landscape and cleaning vendors?
Yes. We can schedule and oversee the vendors you already use, or bring in our own licensed and insured vendors.
We live in our home most of the year. Is Home Care still worth it?
It can be. Our Wailea Alanui Drive client lives in their home most of the year. We schedule their vendors, and we inspect the house whenever they travel.
Do you cover Makena and Maui Meadows?
